Local housebuilder Croudace Homes has started construction on its fourth phase of new homes at its Hermitage Park development in Aylesford. The collection of 32 new sustainable homes will be its first low-carbon, low-cost project, The Green Collection. These exclusive homes will go on private sale in November 2025. An additional 38 homes, including 16 affordable homes, will be built in this phase.
The Green collection will feature 2, 3 & 4 bedroom homes all designed with a fabric-first approach including an off-site, pre-insulated timber panel system, targeting a reduction in its standard air permeability of 50% and increased insulation levels combined with triple glazing and the use of natural slates & eco bricks.
All 32 homes will be fitted with the latest energy-efficient technologies including heat batteries, air source heat pumps, underfloor heating, wastewater heat recovery, mechanical ventilation with heat recovery and PV paired with battery storage to maximise the use of renewable energy and in turn reduce emissions and lower energy bills, aiming to save a buyer around 70% in household running costs,
The development will feature EV charging points and will also be home to newly installed bird and bat boxes, bee bricks, and hedgehog highways, aligning with Croudace’s Home for Nature commitment to ensure that local wildlife can thrive in the area.
With a central green at its heart, Hermitage Park comprises ancient woodlands, communal open spaces, a community orchard, ponds and play areas, with scenic views of the Kent countryside available across the development.

The housebuilder is exceeding the Future Homes Standard, which comes into force in 2025. The standard targets reducing energy use and CO2 emissions by over 85% and achieving an EPC rating of A across the properties, typically saving a buyer around 70% in household running costs.
